Two Generations of Pembroke Pines Bathrooms

Bathroom remodeling in Pembroke Pines, FL looks different depending on which side of the city you live in. Pembroke Pines grew in waves. Walter Smith Kipnis, its first mayor, built one of the first homes in 1956, when the land was mostly dairy farms and University Drive was the western edge of habitable land. Today the city has more than 170,000 residents, and its houses span from the early subdivisions in the east to the West Pines communities built after 1992.

East of I-75: older homes, older baths

The city's population went from 1,429 in 1960 to 35,776 in 1980. Homes from those decades often have small bathrooms with tub-shower combos, wall tile in colors that have not been sold in years and plumbing that has never been fully replaced. Projects here commonly include:

  • Tub-to-shower conversions to make bathing easier
  • Replacing old supply and drain lines while the walls are open
  • Reworking the layout to fit a larger vanity or linen storage
  • Adding a fan where the original bathroom relied on a window

West Pines: newer, but builder-grade

In 1980 the city annexed land from Flamingo Road to U.S. 27, roughly doubling its size, and Interstate 75 reached Pines Boulevard by 1984. After Hurricane Andrew in 1992, thousands of south Miami-Dade residents moved north, and the area west of I-75 consists mostly of subdivisions built since then. Pembroke Pines ranked third on a 1999 list of the fastest-growing U.S. cities. Bathrooms from that boom are structurally sound but often finished with basic fixtures: fiberglass tubs, cultured-marble tops and plain mirrors. Owners in Chapel Trail, Silver Lakes and other West Pines neighborhoods usually want a refresh of finishes and a bigger shower rather than a total rebuild.

A large retired population

About 20.0% of Pembroke Pines residents are 65 or older, according to Census estimates, and the city's growth picked up after World War II as service members retired here. For these households we plan accessible bathrooms: curbless or low-curb showers, grab-bar blocking, handheld sprayers, comfort-height toilets and slip-resistant tile. Some families also add an accessible bathroom for a parent moving in.

Ownership and how long people stay

About 69.6% of homes are owner-occupied and 89.2% of residents lived in the same house a year earlier. The median owner-occupied value is $439,500. Long-term owners generally want a remodel that lasts, so we price full waterproofing and durable materials rather than surface fixes.

Permits, HOAs and 55+ communities

If your home is in an association-run or 55+ community, ask your association for its renovation guidelines before we schedule. Work that moves plumbing or changes electrical service may need a city permit; we check your project's requirements up front.

Pembroke Pines Questions

My West Pines home was built after 1992. Do I need a full gut?

Usually not. Homes from that era tend to have sound plumbing and framing. Many owners replace the tub surround, vanity, floor and lighting and leave the rest. We inspect first and recommend only what the bathroom needs.

What should I expect in an older eastern Pembroke Pines bathroom?

Older drain and supply lines, smaller rooms and sometimes no exhaust fan. We plan for those possibilities in the quote and show you anything we find before making changes.

I live in a 55+ community. Can you build an accessible shower?

Yes. We build low-curb and curbless showers with seats, handheld sprayers and grab-bar blocking. Check your community's renovation rules first, and we will work within them.

Can you add an accessible bathroom for a parent moving in?

Often, by converting an existing hall or guest bath. We look at door width, floor space and shower access and lay out the options in a written estimate.
